FROM WEST MICHIGAN TO THE WESTERN US

The Stow Company is a closet and storage solution manufacturer, headquartered out of Holland, Michigan. Since the company was founded over 30 years ago, they have seen tremendous growth. This growth has resulted in a longstanding relationship with Lakewood Construction, having partnered on numerous projects over the last 10 years to continue their expansion.

As Stow continues to experience exponential growth, they knew they needed a way to better serve their customers on the western half of the United States and to do that, they needed to build a manufacturing hub out west.

After acquiring land in Nampa, Idaho, Stow made the decision to present Lakewood Construction with the opportunity to follow them out West and design and build their new facility. The Stow Company attributed their choice of foregoing getting multiple bids and going directly to Lakewood Construction, to their proven history of success together and trust in the Lakewood team to guide them in creating a facility to support their continued growth.The Lakewood team eagerly accepted and began integrating themselves into the Nampa community to ensure this projects success.

The Lakewood Architecture team worked closely with the project owners, our own construction team, E3M solutions, Megan Murray Interiors, and Holland Engineering to ensure the project was planned with the right expertise.

The new facility will include 20,000 sf of office space and 520,000 sf of manufacturing space. The addition of this space will not only allow them to continue to grow, it will also allow them to better serve their Western U.S. based clientele. The construction for this project began in February of 2022, and was completed on time and on budget in June of 2023.

A NEW DESTINATION

Ivy House started as a dream and bloomed from the owners love for Saugatuck, its people, food, and experiences. The owners, Brian and Candice Grant stumbled upon a piece of land and immediately called the Lakewood Construction team. Within 24 hours our team was onsite to assess the property and begin dreaming alongside them.

From the very start we collaborated with the Grant’s to ensure we exceeded their expectations. From the appropriate surveys to ensure the land was buildable, to attending city council meetings, to helping them design the space of their dreams, we wanted to design and build a space that helped them achieve all their goals.

The Sitework for this $2.2 Million project began late November 2021. An estimated completion date of June 23 was decided upon, and the challenge was set with the Ivy House teams first wedding booked for June 24, 2022. Up against a hard deadline, while facing multiple supply chain delays, our team began innovating and adjusting to ensure the space was ready for the first bride and groom’s special day. Through consistent and transparent communication owner Candice Grant said, “There was never a doubt in our mind that they would hit the deadline. They did something that I’m not sure any other company would have been able to do.”

Nestled on the once overgrown seven acres, just beyond the heart of Downtown Saugatuck, is now the new home of Ivy House Wedding & Event Center. The space boasts a brand-new reception venue that holds up to 300 guests, a greenhouse, bridal and groom suites, a large outdoor cocktail area, and abundant greenery! With clean lines, beautiful natural whitewashed wood beams, exquisite details, and a moody bar, this is a must-book destination.

In the end we were able to deliver their dream on time so they could create the wedding of their first brides’ dreams the very next day. The Ivy House team now has their first wedding season under their belt and are currently booked two years out. Candance Grant commented that, “We love it more every single day… And I didn’t know that was possible.”

Community Action House

Overview

With a growing need for healthy and affordable food, Community Action House knew that the Holland/Zeeland area needed a place to serve those community members. Replicating a successful Grand Rapids prototype, along with some additional enhancements, the Community Action House Food Club + Opportunity Hub was born.

Community Action House was starting from the ground up and in order to ensure a successful project they needed a partner to come alongside them and guide them through each phase of the process.

The Lakewood Construction team began working with the CAH team by touring multiple possible locations and providing guidance on location, condition, size, programming, and much more. Through the due diligence phase, our team created a concept plan for the existing buildings, which allowed their team to see what programming and growth looked like in each space. This was followed by a concept budget, giving the CAH team the chance to evaluate their options and understand the full scope of purchase, design, and renovation of the building.

Once a building was selected, our team walked them through the entire design process, continuously keeping programming in mind. As our Architecture team designed the building, they looked for opportunities to expand their services and provide value add solutions all while maintaining their budget.

A key part of this project was fundraising. Concept design plans and renderings were provided to assist in sharing the mission and vision of the Food Club + Opportunity Hub to key stakeholders, community members and staff.

In the end, we were able to design and construct this building on time and on budget. The Community Action House Food Club + Opportunity Hub now welcomes almost 1,000 families each month with a goal of 1,200 each month by early 2022.

Kid’s Food Basket

Overview

Kid’s Food Basket is a West Michigan based non-profit that helps to nourish children living at or near the proverty level by providing evening meals. This allows the children in our community to thrive academically and personally.

With an ever growing need to provide more meals to more kids, Kid’s Food Basket was looking for a permanent space to serve the Ottawa and Allegan area schools. Previously operating out of a local church, they needed to have more space that they could call their own in order to begin to increase the amount of schools served.

With a limited budget, we worked with them to understand their goals and needs so that we could create a space that served both operational and community needs. The renovation of an existing space has now provided them with the critical space needed for additional volunteers, walk-in refrigerators, meeting space, and much more.

Through regular communication and a highly collaborative approach, the Kid’s Food Basket renovation project came in on time and on budget.

Immediately upon arrival, the Kid’s Food Basket team was able to provide evening meals to an additional three schools in our community.

Cultivate Community Church

Overview

From the beginning of the architecture process, future programming was a vital part of the design of their new church facility. With a long list of ideal programming spaces, it quickly became apparent that different options were going to have to be rigorously explored in order to meet their budget requirements while also providing a space that would last for years to come.

With a limited budget, we looked at programming through the lens of both practicality and opportunity. This meant diving into: shared spaces, program scheduling, and future additions. Each room was designed to have a variety of uses in order to maintain a smaller building size, keeping the project within budget. We utilized our construction experts to continuously check budget and constructubility with each change.

In addition to normal sunday programming, we studied the opportunities for further programming such as day care, after school programs, alternative school, and more. Through flexible spaces and moveable walls, we were able to design a space that allowed for the additional programming without significantly altering design and budget.

Originally hired for only Architecture, with project progression, we were able to contract the construction portion as well. Through high collaboration, we were able to complete this project, including the additional programming, within 1% of the original project budget.

A SHOWCASE FOR THE FUTURE

LED lighting product manufacturer EarthTronics was looking to create a space that would effectively house all of its needs under one roof. But going beyond daily operations, the space also needed to welcome international team members while also serving as a showcase for potential big box clients.

For the sake of efficiency, EarthTronics needed to build a single space for its office and warehouse needs, which previously resided in separate buildings. It was discovered that the ideal property was part private- and part city-owned. To gain the necessary approvals, our team needed to sort through the details of a complex purchase.

Working through the pandemic was another major challenge, since the China-based parent company was shut down throughout the project.

Providing both architectural and contracting services, Lakewood was able to work closely with EarthTronics from start to finish. In the process, our teams provided the necessary documentation and support needed by the City of Norton Shores to approve the land purchase.

Transparency was another key advantage to working with Lakewood. To keep the project on schedule, our team provided routine cost analyses for the parent company in order to receive budget approvals.
